About the Knox Project

The renovation of the Knox Hotel is a big project with many phases! Our goal is to do everything right the first time and bring the amazing building back to life!

Our Vision

THE HOTEL – The Knox Hotel will offer guests a vintage experience with modern comfort. Guests will enter through the north entrance facing the train station, greeted by a grand lobby of black and white tile flooring, vintage tones, and the highest quality of service. Guests will be able to enjoy classic black and white movies or listen to throwback records in their historic-inspired hotel rooms.

THE BALLROOM – The center of the second floor of the Knox Hotel originally included a dance hall with a beautiful archway. Through the renovations, many of the walls in the back half of the building will be removed to turn the archway into a grand entrance to an elegant ballroom. The space, overlooking Rotary Park, will have room for up to 130 people, perfect for small wedding receptions, bridal showers, corporate events, fundraisers, and other community needs.  


Key Points

Prime Location. The building is located at the north of a bustling historic shopping district, right next to a beautiful park and endless historic charm. It is one of the first sights when crossing the train tracks into downtown Princeton.

Walkable. Everything needed is within walking distance. The building sits only a couple hundred feet from the Amtrak Station, and within sight of many boutique stores, delicious restaurants, and more!

Needed Space. Princeton suffers from a lack of quality hotel space. The Knox Hotel will add 13 rooms for 30+ guests, perfect for anyone looking for a weekend getaway in a Hallmark town!



Project Summary

The Knox Project will tackle the restoration of the hotel in several phases, from spring 2021 to the end of 2023. The renovations needed include all new

  • electrical, plumbing, and HVAC
  • external staircase
  • elevator
  • fire suppression sprinkler system
  • floor refinishing / new floor installation
  • drywall and insulation
  • bathroom finishing
  • catering kitchen
  • minor layout reconfiguration
  • handicap accessible lobby
  • ongoing brick and foundation maintenance

Progress

The Knox Hotel building was acquired on April 27, 2021.

Since then, we’ve been moving fast to get a portion of the upstairs back into service. We used our first investor funds to plan the renovations while we cleared out the lath and primed the space for utilities. New utilities have been installed in the front 1/3 of the building.

Currently, we’re in the final stages of this phase, which means re-installing trim, painting, installing fixtures and decorations. Two rooms will be completed by April 1, 2022, with one more to follow later in the month.


Next Steps

Our first three rooms will soon be ready to rent via Airbnb. After that, we will be working up to complete 5 additional hotel rooms, which already have utilities installed. We expect the second phase to last through the end of 2022.
